Experience

Megan specialises in property-related disputes and contentious landlord and tenant matters for the healthcare, local government / social housing sectors primary care sectors.

Megan’s particular areas of expertise include:

  • Security of tenure and contested lease renewals under the Landlord and Tenant Act 1954, acting for both landlords and tenants
  • Lease termination including exercise of break rights and conditions, surrenders, forfeiture and relief from forfeiture, and advising on obtaining possession from third party occupiers
  • Possession claims relating to commercial premises, including site clearance prior to redevelopment
  • Evicting squatters, travellers, trespassers, including a number of high-profile squatters cases
  • Serving break notices and advising as to complex break conditions
  • Claims for breach of covenant cases, including advising on commercial dilapidations disputes, rent arrears recovery and withholding consent to assign, sublet or carry our alterations
  • Conducting and advising on rent reviews and arbitration challenges
  • Enforcing compliance with tenant covenants including rent recovery and service charge disputes
  • Boundary disputes, adverse possession and the Party Wall Act
  • Dealing with restrictive covenants, easements and rights of way
  • Contractual disputes

CSR activity

Megan has achieved an award for Outstanding Contribution to Corporate Social Responsibility (CSR) in her earlier career and intends to be an active member of the firm’s CSR programme.

Notable projects

One of Megan’s career highlights is being lead Associate in a reported and successful rent review arbitration challenge in the High Court.
