Examples of our work in this area

• We acted for St George’s Healthcare NHS Trust on the first ever NHS retail concourse development and lease to Marks & Spencer in conjunction with the Trust’s site reconfiguration. Similarly we advised North West London Hospitals NHS Trust on its new retail concourse project at Northwick Park Hospital involving new leases to various retail outlets.  These new leases have enabled both trusts to enhance the service provided to patients, staff and visitors and have helped to maximise the trusts’ income opportunities at their sites through negotiated “turnover rents”.
• We acted for East and North Hertfordshire NHS Trust on its key worker accommodation redevelopment, driving the project from initial instructions to financial close within a challenging three month timescale.  By “front ending” the legal input in the project documentation and scoping three all-day legal meetings to reach agreement on the project documentation, we saved the Trust time and, perhaps more importantly, legal costs by preventing more protracted legal negotiations.  In doing so, the project was closed by the financial year end target which allowed the Trust to take advantage of Housing Corporation funding earmarked for the project.
• We have helped many PCTs including Medway, Tower Hamlets, City and Hackney and North East Essex PCTs on the regularisation arrangements with their GP practices as part of the PCTs' drive towards quantifying their ongoing costs and achieving cost efficiencies.  This included providing a range of "tools" which PCTs can use to help minimise their legal costs on their regularisation programmes, including standard form GP leases for use across the locality and in-depth estates audits to ensure details of the the PCTs' estates portfolios are captured for day-to-day use by the PCTs on their estates management arrangements.
